Terms & Conditions

Booking

The signing of the booking form confirms the acceptance of the terms and conditions set out below and shall be binding on the persons intending to occupy the premises whether or not such persons have signed the booking form. Each booking form will be confirmed as soon as reasonably possible after receipt of the signed booking form and appropriate deposit.

The non-refundable deposit of 20% is payable with the completed booking form. The full balance is payable no later than 12 weeks prior to the date of departure, the owner reserving the right to cancel if the balance of the sum remains unpaid 11 weeks prior to the date of departure. All telephone bookings will be cancelled if the deposit is not received within 7 (seven) days.

All monies are calculated in US dollars, UK sterling is quoted for guidance only.

Should you wish to pay in sterling the appropriate exchange rates at time of payment(s) will apply. This rate may vary between payments.

Security Deposit

A security deposit of $250 (£163) is payable to cover any breakages or damage to the premises and or contents and excessive cleaning costs other than those normally incurred in the connection with the occupancy of the premises. This deposit is fully refundable, subject to any deductions. This deposit is payable with your final balance and refundable (minus any deductions) 4 weeks after your stay.

Cancellations

If clients should cancel, or the owner cancels the arrangements due to client failure to pay the balance within the time allowed before departure, a cancellation charge will be made based on the following.

Deposits are none refundable unless the villa is re-let. The person who signed the booking form must confirm all cancellations in writing.

Force Majeure

The owner accepts no responsibility or liability whatsoever for any loss or damage or alteration to the terms of the booking caused by events beyond the owners control including (but without prejudice to the generality of the forgoing) war, civil commotion, flight delays or cancellations, adverse weather conditions, fire, flood or industrial dispute.

Complaints

Should the client need to complain during the stay in the villa, the owners representative should be contacted. Details are enclosed in the fact file, which will be found on arrival in the villa.

Availability

The villa will be available for occupation from 4pm on the first day of occupancy and must be vacated by 10am on the day of departure.

Liability

The owner of the villa accepts no responsibility whatsoever for personal injury, accidents, loss or damage of personal items however caused. Guest are specifically requested not to allow unsupervised children in or around the pool. There is strictly NO DIVING PERMITTED IN THE SWIMING POOL. When ever the pool is not in use all doors leading in to the area should be closed and bolted to conform with Florida State safety pool rules. On no account should the pool alarms or barriers be tampered with.

All advert descriptions are made in good faith and every care is taken to ensure their accuracy, but no liability will be accepted in the events of any error.

Clients

Clients are advised to:

1. Take out appropriate Holiday Insurance.
2. Read the 'Fact File' on their arrival.

Telephone

Local, National and International calls are free for the first hour of each call, after this time you can re-dial.

Internet

Microsoft's content advisor software has been activated to restrict access to web sites that contain profanities, however it is the clients responsibility to supervise children's access to the internet. All access is logged for your protection.

Neighbours

The villa is located in a residential development area. It is not a holiday estate so please respect the residents and others around you.

Bookings

1. All bookings made less than 12 weeks before the departure date are payable in full, and all booking conditions apply.
2. A cleaning supplement of $87.00 (£56.55) will be charged for bookings of less than 7 nights.
3. Single sex bookings will not be accepted.

Vacating The Villa

Keys: At the end of the clients stay, the client shall return the keys to the Owner or if instructed to place in the Villa Key Lock Box.
